In order to achieve these objectives, it is critical for all parties involved to fully understand the order of the phases of construction, what is included in each phase of construction and when the selections and decisions must be made so the materials are available in time to keep the project going without delay. The construction team, which consists of the owner, builder, architect, designer, realtor, and the subcontractors and vendors can all benefit from the knowledge and tools in this course. To gain the holistic understanding of the residential construction process this course provides can take decades of blood, sweat and tears. Please allow my lessons learned from 22 years of experience and over $100,000,000 worth of projects completed to help you avoid costly mistakes, nail the key objectives, and to find your construction flow.The finishing phases are typically the most exciting part of the construction process. Unfortunately, the excitement in these phases is often thrown off track by delayed material availability. To avoid material delays it is critical to understand how far in advance all the finished materials need to be selected and ordered so they are on site when it is time to install them. The timelines for selections and decisions is a heavy emphasis of these modules to be sure you are prepared. You should also be using the selections and decisions tracking sheet that comes with part 2 of this course in order to be sure everything has been accounted for.Last but not least is an understanding of what it looks like to finish a project strong. Understanding the process of final punch lists and walk throughs will provide some peace of mind for how the project comes together in the end. If you were able to get all the necessary materials ordered and delivered on time, then you will be down to touchup and dialing in the last details before moving into your new home. You will have made it through the finish line. This last section of the course will help you achieve completion on schedule and with reduced stress.
